Housing Choice Voucher Checklist
Listed below you will find a list of the "Most Frequent
Housing Quality Violations". Please look your unit over carefully
before the inspector arrives. Remember, any of these violations will
"fail" the unit and TMHA will not be able to enter into a HAP
contract with the landlord.
This list is only the "Most Frequent" violations the TMHA
inspectors have encountered and summarized. This list is in no way a
complete list of HUD violations according to regulations.
- Working smoke detectors on
all floors, including attic (if finished).
- Broken and/or cracked
windows.
- No locks on windows
regardless of what floor.
- No handrails on stairs
with 4 or more steps (interior/exterior).
- No railing or protective
barriers on porch landing that are more than 30" from ground
level (interior/exterior).
- Hazardous electrical
system — cracked cover plates, bare wires, missing outlet covers and
use box covers, spliced wiring or loose light fixtures.
- Water heat w/o a
temperature pressure relief valve and discharge tube extended within
6" of the floor.
- Plumbing leaks.
- Non-functioning stove
(over & all burners).
- Unit not clean — floors,
carpet (steam), stove, refrigerator, bathroom fixtures.
- Exterior door locks that
are not secure — loose or missing striker plates, split door jamb or
inadequate locks.
- Large holes in walls or
ceiling.
- Holes in foundation that
could lead to pest infiltration.
- Flaking or peeling paint
(interior/exterior) in units with child age 6 or under.
- Deteriorated steps.
- Tripping hazards.
